Dubai’s residential real estate market continued to show resilience in November 2025, even as transaction activity eased slightly from the previous month. While total volumes and values recorded a modest month-on-month dip, overall activity remains well above long-term averages, reinforcing the market’s underlying strength.
Pricing across both apartments and villas remained firm. Apartment prices stabilised, signalling a shift toward a more mature and balanced growth phase, while villa prices continued to edge higher. The villa segment once again outperformed, supported by limited availability in established communities and sustained demand for low-density, lifestyle-driven living. Prime villa locations recorded notable monthly gains, underlining continued buyer confidence in premium neighbourhoods.
The apartment market maintained steady momentum, anchored by consistent transactional activity in well-established and high-liquidity districts. Price movements across key locations reflected normal transaction mix rather than any structural change in market sentiment.
Off-plan sales continued to play a significant role in overall market performance, driven by strong demand for master-planned and branded developments. Leading developers dominated transaction values, highlighting ongoing appetite for new launches and future-ready communities.
The luxury segment also remained active, with high-value transactions concentrated in ultra-prime, waterfront, and branded developments. Both off-plan and ready luxury assets continued to attract end-users and long-term investors, supported by Dubai’s appeal as a global wealth and lifestyle destination.
On the supply side, residential deliveries progressed broadly in line with announced timelines. As seen historically, a portion of late-year completions is expected to roll into early 2026, reflecting standard development and handover dynamics.
