The real estate industry is an area of institutional investment that presents a lot of diversifications, stable income and long-term capital appreciation. Although there are advantages to doing business in this way there are inherent risks such as market volatility, liquidity problems, possible changes in the regulations, a fluctuating interest rate and inefficiency in operations. The first step in preserving capital and delivering sustainable returns from institutional portfolios is managing the risks inherent in these portfolios. Recent years have seen increasing unpredictability of macroeconomic factors, global crises of public health, and varying economic conditions that force a more robust risk management strategy. As real estate investments continue to become more complicated in commercial, real estate, industrial, and retail properties, institutional investors must adopt a comprehensive risk management system. It spans from mitigating financial risks, operational inefficiency, environmental concerns, and shifting market trends such as ESG (Environmental, Social, Governance) criteria that are now part of real estate decision making.

This session will review how circular economy practices such as reduction, reuse, optimization of resources and materials as well have led to sustainability in construction industries. 

 

Summary: 

Environmental consciousness and global climatic change challenges are reaching new heights which puts the construction and property industries in the spotlight for ecological transformations. The construction market is estimated to be around USD 8 trillion in the upcoming five years up to 2030 with more emphasis to be laid on sustainable construction. Applying circular economy principles in the construction sector concerning reducing waste, constant reuse of materials and using resources sparingly is very important. A transition to more sustainable material such as recycled concrete, bio-based materials, low carbon cement and so on can lead to up to 30% less Co2 emissions. Also, embedding efficient energy systems such as smart HVAC systems, efficient and well illuminated and thermal insulation could reduce building energy consumption by about 40%.
